Capital Park comprises 6.2 acres of land, strategically located across from the Provincial Legislature in the heart of Victoria. This project represents a significant development for the Capital Region and the local economy, marking a commitment by the Province to retain a significant presence in downtown Victoria.

HDR | CEI, in association with Endall Elliott Associates, have developed a concept design that includes both residential and commercial spaces for the landmark site. The mixed-use development will be constructed over three phases and will include over 235,000 square feet of office, 155,000 square feet of residential as well as over 20,000 square feet of street-front retail space.

An important component of the project was to enhance the area without jeopardizing the established essence of the neighborhood, which dates back to the 1940’s. Community garden spaces, generous greenways, and the proposal to relocate and revitalize heritage buildings are several features that emphasize our commitment to the current neighbourhood dynamic, while opening the project site to the broader community.

The project features significant landscaping and plaza areas for both the public and the people who call Capital Park home. A broad plaza featuring water fountains, trees, green roofs and a retail pavilion will connect the lobbies of the two office buildings.

The architectural design takes strong queues from the adjacent Legislature and Queen’s Printer building, incorporating masonry and strong vertical articulation into a contemporary expression. Many sustainable initiatives will be incorporated into the building design including a holistic approach to heating and cooling between the residential and office buildings, green roofs, solar domestic hot water and solar shading.
