SOPA Square is a new, 105-unit residential project currently in development in the Pandosy neighbourhood of Kelowna, BC. The project consists of a 14-storey residential tower with 81 homes and four social housing suites over an existing commercial podium, plus 20 two-storey townhomes.
SOPA is designed to embrace the opportunities and culture of the Okanagan. Large decks and outdoor spaces reinforce the inside-outside lifestyle, drawing natural light into homes and extending living space into the open air. The development is organized around a lushly landscaped internal courtyard—a place for kids to play and families to gather.
The wood-frame townhomes feature living space on the lower levels, with access to exterior amenity space. Bedrooms and private spaces are located on the second floor. A rooftop patio with a hot tub and a social gathering space has been proposed. Exterior finish materials include metal panels, exposed and painted concrete, cedar siding and soffits, and coloured aluminum windows.
For the 14-storey residential tower, cast concrete is the primary construction material. Exterior finish materials include metal panels, exposed and painted concrete, cedar siding, and coloured aluminum. Amenity space is located on the roof of the podium on the third level.
